What is the Multiple Listing Service?
The MLS (Multiple Listing Service) is a computerized database which enables REALTORS® to display real property listing information, so that cooperating brokers, as well as the public, can view and evaluate listings. How Do REALTORS® and Buyers Contact Me?
With the DIY listing packages, REALTORS® and Buyers will contact you, the Seller, directly with questions and offers as your contact information is input into the MLS in the private REALTORS® area for REALTORS®to see. The Seller's contact information is also placed in the "Showing Instructions" of the MLS for REALTORS® to see. However, it is a violation of the MLS for a Seller's contact information to be placed in the Public Remarks section or on Partner MLS Websites, so, we direct all calls, texts and emails to you the Seller. With the $1200 full-service package your full service agent will handle all inquiries. If you have a package that includes the showing service Realtors will call the appointment to schedule. You will get a text to confirm, decline, or suggest an alternate time.
Will I have direct access to the MLS?
The Flat Fee MLS service that we provide states that you fill out forms so that a licensed REALTORS® can submit your property data into the Multiple Listing Service (MLS). The MLS is only for REALTORS® to access therefor, sellers will not be granted direct computer access to the Multiple Listing Service (MLS).
How Do I Make Changes to My Listing or Hold Open Houses?
All change and open house advertising requests will be handled by your local listing agent.
Will my listing appear on Zillow, Redfin, Realtor.com, Trulia etc.?
Yes. All our plans include syndication to major websites, including Zillow, Redfin, Realtor.com, Trulia, Re/Max, and 100’s more.
What is the compliance fee?
The compliance fee is deducted from the buyer's agent commission at closing. If there is no buyer's agent, the fee comes out of your proceeds at closing. This fee is to the listing broker to help cover increasing MLS and association fees as well as admin costs. This fee is designed to also cover the costs of ensuring compliance with State Laws, MLS rules and regulations. The fee is .25% of the sales price, which is much less than 1% or the national listing fee average of 2 to 3%.
What is the Showing Service?
If you have a package that includes the showing service Realtors will call the appointment center to schedule. or they can schedule online. You will get a text to confirm, decline, or suggest an alternate time. You should have a lockbox or door code in place for smooth access to your home. This service may not be available in all areas.
